What we clean

Five services. One crew. Done right.

Most of our work is repeat customers on a spring-and-fall rhythm. Pick what you need — or send photos of the house and we'll count the panes and quote it for you.

Window Cleaning

Our bread and butter — lake homes with big glass, two-story entries, and windows you can't safely reach.

  • Inside & out, or exterior only
  • Quick screen wipe-down included with in/out
  • Full screen cleaning available
  • Pure-water pole for high glass — fewer ladders
From $5–$6/pane exterior · $8–$9.50/pane in & out

House Washing

A soft wash — think shower, not pressure blast. The soap does the work, so siding gets clean without damage.

  • Soft wash = a low-pressure wash with cleaning solution — safe for siding, won't damage anything
  • Green algae, dirt & spider webs gone
  • Soft-wash mix for vinyl siding
  • Log Wash for stained & log siding
  • Safe around landscaping & lake shorelines
$0.20 / sq ft of living space — priced off your home's listed living space (the same number on Zillow or county records), so you can look it up yourself

Roof Cleaning

Black streaks, algae, and moss — cleaned off with the soft-wash method shingle manufacturers recommend. Low pressure the whole way, so your shingles stay intact.

  • The soft-wash method shingle makers recommend
  • Low pressure — no damage to shingles
  • Kills the algae behind black streaks & moss
  • Most roofs need it every 2–3 years
$0.30 / sq ft of roof surface · $300 minimum

Pressure Washing

For the hard surfaces around the house — hot-water pressure washing lifts grime, mold, and years of buildup off concrete and stone.

  • Hot-water pressure washing for driveways, patios & shop floors
  • Wood surfaces get a gentle soft wash instead — no high pressure on wood, ever
  • Decks, docks & outbuildings cleaned the soft-wash way
  • Bundle with windows or a roof wash and save a trip

Deck Washing

Wood decks get a soft wash — low pressure with cleaning solution, never high pressure. No high pressure on wood, ever. It lifts the gray, slippery buildup without chewing up the grain, so your deck looks right and is ready for stain.

  • Soft wash only — low pressure with cleaning solution, never high pressure on wood
  • Wood and composite decks
  • Removes algae, mildew & gray weathering
  • Preps decks for staining & sealing

Our pricing, in the open

Most companies make you call to learn any of this. These are the same rates we quote from every day.

Why we show our prices

Why do we put our rates right here? Because we don't want to waste your time. Most companies make you wait days for a bid just to find out the price. With our per-pane rates up front, you know in about 10 seconds whether we're in your ballpark — no surprise bills, no waiting around. If the numbers work for you, give us a call.

What's included in a window cleaning

What's included

  • Every pane washed
  • Quick screen wipe-down
  • Sills wiped and brushed out
  • Frames wiped down
  • Cobwebs brushed off around the windows
  • In & out: screens removed, wiped down, and reinstalled
  • Exterior only: screens stay in place, wiped down from the outside

What's not

  • Paint, silicone, or caulk removal
  • Hard-water stain treatment
  • Tree sap
  • Heavy bug buildup
  • Deep track and sill detailing — available as an add-on at extra cost

That stuff needs special tools and extra time, so it's quoted separately — just ask.

Wait — what's a pane?

Simple: one piece of glass = one pane. We price by the pane, not by the window frame — and one window can hold more than one pane. Size matters for price, too: standard panes run $8 in & out (exterior only $5–$6), while oversized / large panes run $9.50 in & out. Here's how the common ones count:

1 2
Double-hung
The standard up-and-down window — top sash + bottom sash = 2 standard panes
1
Picture window
One big fixed sheet of glass = 1 pane — an oversized one, so it prices at $9.50 in & out
1 1
Slider / patio door
Each sliding panel is 1 large pane — a two-panel slider counts as 2, priced as oversized panes

Got tall lakeside glass? Windows over about 8 feet tall are priced individually — and for bigger cabins or larger jobs, we'd rather stop by and give you a quote in person. Call us at (218) 839-6694.

Your turn — grab the sliders!

Three quick steps: pick your clean, drag the slider to your pane count, and watch your ballpark price build itself as you go. Nothing to sign up for — just play with it.

Inside & out runs $8–$9.50 per pane — $8 for standard panes, $9.50 for oversized / large panes — and includes a quick screen wipe-down.
30 panes
Drag the big gold slider — a typical lake home runs 30–60 panes. Count each separate piece of glass — a double window is 2.
0 screens
Drag to add screens if you want them. In & out already includes a quick screen wipe-down, free. Full cleaning means the screens come out and get scrubbed and rinsed — for screens that need more than a quick wipe.
